What to Expect During the Mortgage Process

A short, step-by-step overview of what happens from the first conversation through closing — including documents, appraisal, underwriting, and final figures.

Every loan is different, but the basic process is easier when you know what comes next. Dan stays personally involved and explains each step in plain English.

1. Start with a conversation. Discuss your goals, timeline, comfortable payment, available funds, and the type of property you are considering.

2. Complete the application. Provide the information and documents needed to review income, assets, credit, and available loan options.

3. Review your pre-approval. Understand your estimated payment, cash needed at closing, purchase-price range, and the loan programs that may fit.

4. Shop and make an offer. Work with your real estate agent while Dan updates numbers for specific homes, taxes, insurance, and offer terms.

5. Complete the property steps. After an offer is accepted, inspections may be completed and the lender orders the appraisal when required.

6. Processing and underwriting. The loan team verifies the file, reviews the property, and may request additional documentation before final approval.

7. Review final figures and close. Dan reviews the closing disclosure with you so you understand the payment, cash needed, and documents before signing.

Timing varies. The closing timeline depends on the purchase contract, loan program, property, appraisal, title work, underwriting, and how quickly required documentation is completed.
